Brokerage & Site Selection

ACQUISITIONS & DISPOSITIONS

Acquisitions: Our vast network of developers, municipalities, corporate real estate directors, and local brokerage contacts allow us to provide multiple options for leasing or purchasing an existing facility or land site, many of which are considered “off-market deals” that are exclusive to NRG and not available through other brokerage firms.

Dispositions: We have developed a platform for disposing of properties that utilize our industry relationships, local brokerage companies, and investors to streamline transactions. We can help with direct sales, sale-leaseback, and subletting of existing facilities and office space.

Development

& DUE DILIGENCE

When considering the option of building, it is key to understand the aspects of the development process that will result in cost avoidance. Important factors to consider if a site is developable are zoning, topography, drainage/flood plain, utilities, geotechnical analysis, environmental site assessment, and access to major thoroughfares. NRG has relationships with licensed architects, surveyors, civil engineers, and environmental site assessment that we introduce to our clients for them to contract directly with the service provider.

BUILD

TO SUIT

Local contractors – NRG has relationships with local contractors who already own land and can modify existing speculative projects to suit the need of the client. This often results in the client’s business operations commencing prior to a new build.

General Contractors – If a truly custom facility is needed, we will work to provide site selection while introducing a national general contractor that has experience in building energy-related facilities for our clients to contract directly.

Investors – We have multiple investment groups and individuals capable of funding various sized construction projects and leasing the finished product back to the company.

Investment

SERVICES

Our goal is to meet our client’s needs and with the vast majority of energy-related companies being capitalized by private equity, the goal is to lease facilities. We represent investors and energy companies on the acquisition of existing facilities through sale-leaseback transactions or through the build to suit process when the contractor prefers not to own the real estate.

SERVICES BROCHURE

NRG Realty Group has the experience and knowledge to provide excellent real estate services. Our services range from the typical sale/lease transaction to managing investment portfolios and everything in between. View our Services Brochure to learn more about these services.

Frequently Asked Questions

What is Due Diligence in Real Estate?

Due diligence is the process of verifying all key details about a property before purchase—financials, zoning, title, environmental, and property condition—to identify risks or issues. NRG Realty Group helps ensure a smooth, informed transaction.

What is a Sale-Leaseback?

A sale-leaseback is a real estate transaction where the owner sells a property and immediately leases it back from the buyer. This allows the seller to unlock capital while continuing to operate in the same location. It’s commonly used by businesses to improve cash flow without disrupting operations.

How do I buy an investment property?

Start by defining your investment goals, budget, and preferred property type. Then, secure financing or proof of funds and work with a commercial real estate advisor to identify and evaluate properties. Once you select a property, conduct due diligence, negotiate terms, and close the deal. NRG Realty Group helps guide investors through every step to ensure a smart, profitable purchase.

How to Evaluate the Profitability of a Real Estate Investment?

To evaluate profitability, analyze the property’s income, expenses, and return potential. The two main factors we consider are NOI and Cap Rates:

  • Net Operating Income (NOI) – Income after operating expenses.
  • Cap Rate – NOI divided by purchase price.

NRG Realty Group helps you assess these factors to ensure your investment aligns with your financial goals.

Are Rental Properties a Good Investment?

Yes, rental properties can be a strong investment, offering steady cash flow, long-term appreciation, and tax benefits. They also allow for leverage and portfolio diversification. However, success depends on location, tenant quality, property management, and market conditions. With the right strategy and support—like guidance from NRG Realty Group—rental properties can be a reliable path to building wealth.

How to Value a Commercial Property?

Commercial property is typically valued using three methods:

  • Income Approach – Based on the property’s net operating income (NOI) and cap rate.
  • Sales Comparison – Compares the property to similar recently sold properties.
  • Cost Approach – Estimates value by calculating replacement cost minus depreciation.

NRG Realty Group uses market data and financial analysis to provide accurate, tailored property valuations. We call these broker price opinions and offer this as a service or it is included in the listing process when you list with us!

Is Commercial Property a Good Investment?

Yes, commercial property can be a strong investment, offering higher income potential, longer lease terms, and portfolio diversification compared to residential real estate. It’s ideal for investors seeking steady cash flow and long-term growth. As with any investment, success depends on location, market conditions, and property management. NRG Realty Group helps investors identify and evaluate the right opportunities to maximize returns.

What is a Disposition in Real Estate?

A disposition is the process of selling or otherwise divesting a real estate asset. It can involve listing, marketing, negotiating, and closing the sale of a property. Dispositions are often part of an investment strategy to realize gains, rebalance a portfolio, or exit a property. NRG Realty Group helps clients manage the entire disposition process to maximize value and ensure a smooth transaction.

How to Select a Contractor?

When selecting a contractor, consider their experience with commercial projects, licenses and insurance, references, and proven ability to meet deadlines and budgets. NRG Realty Group can manage this process for you—vetting contractors, overseeing bids, and coordinating project management to ensure your property improvements are completed efficiently and to your standards.

What is a Build-to-Suit?

A build-to-suit is a commercial real estate arrangement where a property is custom-designed and constructed to meet a specific tenant’s needs. The tenant usually signs a long-term lease, and the developer or landlord handles the construction. This approach ensures the space fits the tenant’s operational requirements from day one.

How Can Working with a Broker Help Me Negotiate My Lease?

A broker brings market knowledge, experience, and negotiation skills to secure favorable lease terms. They understand typical lease clauses, rent rates, and tenant rights, helping you avoid costly pitfalls. Brokers advocate on your behalf to negotiate rent, lease length, tenant improvements, and other key provisions. At NRG Realty Group, we guide you through the process to protect your interests and optimize your lease agreement.
