The Client

X-Chem, a wholly owned subsidiary of NCH Corporation. NCH Corporation is a global leader in industrial, commercial, and institutional maintenance products and services. One of the largest companies in the world to sell such products through direct marketing. NCH has over 8,500 employees, branch offices and manufacturing plants located on six continents, and distribute in more than 50 countries.

The Transaction

X-Chem/NCH was in the market to acquire a new location in Bakersfield, California to serve as a regional blending and chemical housing facility. Initial metrics were provided by the client that included minimum SF, acreage, and building footprint, as well as, business operations that would take place at the site.

The Challenge

X-Chem/NCS business involves blending & storing hazardous materials, which most landlords are concerned about. The chemical blending required a sprinklered facility and special use permit to meet local codes.

The Solution

A lease was successfully executed on a 7,000 SF facility on 1.1 acres of land that met the client’s requirements. Terms were flat including (2) 12-month options to renew and a 45-day rent abatement period.
