Tractor Supply Company and the developer 7B engaged Amy Brasher Barnett to assist with site selection for a new store location in Greenwood, Texas. As a national retailer with a highly standardized prototype, Tractor Supply required a site that could accommodate specific building dimensions, parking ratios, truck circulation, visibility, and long-term growth potential — all while aligning with demographic and trade area requirements.
The Challenge
Site selection in Greenwood proved more complex than a typical retail search due to limited available inventory and strict prototype requirements. Beyond access, frontage, and site layout feasibility, the project required early diligence on infrastructure and land-use constraints. To navigate these challenges, Amy Brasher Barnett collaborated with her colleague, Tucker Schneemann, to coordinate conversations with both the local water provider and the oil company holding the lease, helping clarify infrastructure limitations, confirm realistic options, and keep the project moving forward with clear expectations around feasibility, timing, and cost.
One of the most critical challenges was confirming how the site would be served for water and fireline capacity. Greenwood Water Company confirmed they could provide a 2” tap, but their system could not support a larger 4” tap, meaning the store could be served, but the fire suppression system could not be supported through traditional municipal infrastructure.
As a result, Tractor Supply would need to construct a tank and design a private fire suppression system, with the tank being gradually filled over time. Both Greenwood Water Company and Permian Water Resources expressed willingness to assist Tractor Supply in any way possible.
In addition, the tract included existing oilfield activity — including a pump jack and tank batteries — which raised concerns regarding surface access, drive routing, and long-term compatibility with Tractor Supply’s planned improvements. Determining whether the oil lease holder would be willing to relocate their drive, accept dedication of a strip of land, and sign a waiver of surface rights required careful coordination. With a county road planned for future access, the team evaluated how rerouting could occur without forcing premature road construction or additional infrastructure investment before the client was ready.
The Solution
Over the course of several months, Amy Brasher Barnett led a comprehensive site selection process that included market analysis, property sourcing, and ongoing coordination with landowners, developers, and local stakeholders. By staying proactive throughout the process and working closely with Tucker Schneemann to verify utility and surface-use constraints early, the team helped Tractor Supply and 7B avoid costly delays and make informed decisions with confidence. Amy successfully guided Tractor Supply and 7B toward a site that aligned with Tractor Supply’s prototype requirements while creating a clear plan to address both infrastructure limitations and land-use complexities.
The Property
The selected site in Greenwood, Texas offers the acreage, access, and visibility necessary to support Tractor Supply’s store layout and operations. The property will be a 24,556 SF facility on 6.132 Acres allowing for efficient truck access, customer parking, and strong frontage, while providing flexibility for long-term growth. Its location supports Tractor Supply’s customer base while aligning with traffic patterns critical to retail performance.
