The Challenge
Layton originally reached out the Client in Spring of 2020 to offer the brokerages services of NRG Realty Group. When he first contacted the Client, he was told they weren’t ready to be in the market, but Layton continued to follow up every couple of weeks to check-in. After developing a relationship with the Client, they eventually reached back out to Layton saying they were ready to start looking and signed him on as their tenant representation broker.
The Solution
Layton continued his diligence by providing dozens of custom tour books and multiple in-person tours over the course of 18 months. Whether it was over the phone, email, or zoom-call, Layton set aside time every 2 weeks to touch base on where they were at in the search, discuss new market data, and talk in detail about specific properties as to why they did or didn’t work in order to fine tune the search going forward. The Client knew what they wanted and wouldn’t settle! Layton was determined to find the right fit for the Client.
Transaction Details
After almost a year and a half of commitment and effort, Layton found the Client a facility fit for their needs and in their desired location for a 5-year lease term. Within that lease agreement, Layton was able to negotiate lease rates that were well within their budget even though the initial asking rates were above their
budget.
