The TENANT

The Tenant is a leading distributor of roofing materials and exterior building products, serving contractors with the inventory, logistics, and expertise required to keep projects moving efficiently. Their operations demand functional industrial space designed for high-volume material handling, equipment access, and streamlined customer flow — making facility layout and scalability critical to long-term success.

The Challenge

As The Tenant continued to grow, the team found themselves needing additional space to operate at peak efficiency. While expansion was necessary, relocating was not ideal. The tenant valued their existing location, infrastructure, and customer familiarity, creating a situation where the solution needed to accommodate growth without disrupting established operations.

The Solution

Working on behalf of the landlord, Justin Dodd structured a strategy that allowed the tenant to remain in place while gaining the space they required. The renewal was secured by incorporating a 10,000 SF expansion tailored to The Tenant’s operational needs. To ensure a seamless expansion, Dodd enlisted NRG Management Services for the job.

NRG Management Services oversaw the expansion project, ensuring the improvements were delivered efficiently and aligned with both tenant functionality and landlord investment objectives. NRG Management Services started with the design phase, permitting, meeting with architects, engineers, and contractors. As the project evolved, they oversaw construction management and followed through with the details all the way through to certificate of occupancy. NRG Management Services also handled the bank draws and lender inspections.

The Property

Originally constructed as a 20,200 SF industrial facility on 9.99 acres, the property featured canopy workspace and three 16’ overhead doors. Following the expansion, the building now totals 30,200 SF and includes two additional overhead doors. Renovations also included relocating two of the existing doors from the endwall to the new sidewall to enhance loading, storage, and circulation efficiency. Strategically positioned on North Fairgrounds Rd just north of Business 20/Front Street, the site provides excellent accessibility and functionality for industrial distribution operations.
