Goodman Distribution is a national air conditioning supply company that manufactures second and third tier residential units to the contractor trade. The company engaged upon a strategic growth plan with just 53 locations along with headquarters in Houston, TX. At the time they were funded by a private equity firm, Apollo Management, and subsequently Goldman Sachs.
The Challenge
We were tasked with helping Goodman with their growth plans throughout the country expanding their footprint to 100+ stores. Initial metrics were provided by the client that included minimum SF, acreage, and building footprint. By engaging the best and brightest local brokers across the country in each of the growth markets, we identified solutions and provided property options in more than 35 major metros.
There was limited availability of existing facilities that met the specifications of the client within budget. We were working with broad geography and had to find the best local brokers to source properties. Working with such a large company, we had multiple POC’s and severe restrictions from client’s legal department.
The Solution
By engaging the best and brightest local brokers across the country in each of the growth markets, we identified solutions and provided property options in more than 35 major metros. After five years, we were able to grow the portfolio to more than 200 distribution point across the US and Canada. The work was completed under budget through two different PE firms.
