The Client

Baseline Energy Services, a provider of power generation and oilfield service support, engaged our team to identify a suitable industrial facility to support their growing operations in the Permian Basin. Their operational requirements were ample square footage of industrial space, adequate yard storage, a truck wash bay, a 5-ton overhead crane, and critically — access to natural gas rather than propane. These needs were not atypical for oilfield service companies operating in West Texas, but the natural gas requirement presented a unique hurdle in a market where propane tanks are far more common.

 

The Challenge

The large portion of industrial properties in the Midland-Odessa area rely on propane due to infrastructure limitations. Finding a facility with existing natural gas service was especially difficult in rural and industrial-zoned parts of the market. 

The Solution

Despite the limited inventory, Layton Lowry maintained consistent communication with owners, landlords, and brokers to uncover off-market and sublease opportunities. A breakthrough occurred when Tucker Schneemann acquired a new listing at 3710 SCR 1276. This facility not only checked the boxes of Baseline’s criteria, but it also had existing natural gas infrastructure, a unique find in the region. By leveraging NRG Realty Group’s internal network and strong team coordination, they successfully matched this opportunity with Baseline’s operational requirements.

The Property

3710 S County Rd 1276, Midland, TX is a 2.33 Acre parcel with a 13,905 SF industrial service facility. The 2,340 SF office space includes a reception area with designated reception office, 4 private offices, a 5th executive’s office, a large conference room that can double for training, an office break room, a separate shop break room and shop restroom. The office is designed with a 2,340 SF mezzanine for future 2nd story office build-out. The shop is 60’ wide with (5) 14’x16’ drive-in bay doors. There is a 10-ton crane and 3-Phase/480V power. The shop was recently expanded with a 14’x16’ grade-level door leading to a 1,860 SF wash-bay. Outside city limits, no zoning. Serviced by natural gas, well, septic, and AT&T internet.
